As a rule of thumb: when structural repairs plus the renovation you want exceed 60–70% of rebuild cost, rebuilding usually wins on value, warranty and layout freedom. Our feasibility study prices both paths side by side.
How long does a demolish-and-rebuild take?
A typical terrace lot runs 10–14 months including approvals; the construction itself is usually 7–9 months. We give you a milestone schedule before contract signing.
Can you remove a load-bearing wall in my house?
In most cases yes, with a properly engineered beam and column design endorsed by a professional engineer. Never let anyone do this without stamped calculations.
Will the neighbours be affected?
We conduct pre-condition surveys of adjoining properties, install vibration monitoring where required, and keep party walls protected and documented throughout.
What payment structure applies to large projects?
Progress claims tied to certified site milestones — foundations, frame, roof, finishes — verified before each payment. Your money follows the work, never the other way round.
